Sprinkler & drainage experts · DFW

Your property works better when the systems underneath it do.

Sunday designs, repairs and maintains the water and structural systems that decide whether a property holds up — irrigation, drainage, grading, erosion control and fencing. We diagnose the cause before we quote the fix.

Property systems

One property. Multiple systems. One team.

Most property problems are not isolated. A dry patch in the lawn and a soft, washed out corner near the fence are usually the same story told twice. Sunday reads the whole property as a single system, then fixes it in the right order.

What we do

Five disciplines. One accountable team.

Irrigation

A sprinkler system is a pressure problem before it is a parts problem.

Two properties can have identical heads and completely different results. Pressure, spacing, nozzle selection and run time decide whether water reaches the root zone or evaporates on the way. We measure first.

01

Static and dynamic pressure testing

The number that explains most coverage complaints.

02

Zone-level audit

Every zone run and observed, not just the one you called about.

03

Scope written before work starts

Line items, quantities and what we are deliberately not doing.

03

Drainage

Watch what a two-inch rain actually does.

Rainfall does not damage property. Rainfall with nowhere to go does. Switch between an unmanaged lot and an engineered one.

Unmanaged property

Water finds the lowest point. Usually your foundation.

STANDING WATER SATURATED TOPSOIL IMPERMEABLE CLAY — NOWHERE DOWN, NOWHERE OUT

Before

Water sits in the top few inches, softens the soil column, and travels laterally toward whatever is lowest: the foundation, the fence line, the patio slab.

POSITIVE GRADE GRAVEL-WRAPPED PERFORATED PIPE CARRIED TO DAYLIGHT OUTFALL

After

Surface grade moves what it can, a gravel-wrapped collection line takes the rest, and both release at a controlled outfall well away from the structure.

Erosion control

The most expensive material on your property is the one leaving it.

Every heavy rain in North Texas moves soil. On a flat lot you might never notice. On a slope, a creek edge or a bare bed, you lose grade, then structure, then whatever was sitting on top of it.

01

Slow the water

Energy dissipation before containment. Speed is what carries soil.

02

Hold the soil

Retaining structures, rock armoring and stabilized plantings sized to the slope.

03

Rebuild the grade

Restore fall so the next storm behaves the way the design intended.

Privacy fencing

Fences lean for the same reason lawns flood.

Clay expands when it is wet and shrinks when it is dry, and it takes fence posts with it. Most leaning fences we replace were built correctly above ground and wrongly below it.

01

Posts set below the movement zone

Depth and concrete volume specified for the soil, not for speed.

02

Water routed away from the line

We look at drainage before we set a single post.

03

Material selected for exposure

Cedar, treated pine and steel posts, chosen per run and per orientation.

04

Sunday Maintenance

Systems do not fail suddenly. They fail unnoticed.

A membership is the difference between finding a problem in April and paying for it in August. Two levels, both built around scheduled inspection rather than emergency calls.

Why Sunday

Six operating principles, not six promises.

01

Diagnose first

We do not quote from a photo or a phone call. Someone walks the property, runs the system and finds the cause before anyone talks about price.

02

System thinking

Irrigation, drainage, grade and structure are one problem wearing four costumes. Solving one in isolation usually creates the next one.

03

Clear scope

Line-item scope in writing, with quantities, materials and exclusions. You should never be surprised by what a number covers.

04

Built for longevity

Depth, slope, material and detailing chosen for a decade of North Texas clay and heat, not for the fastest install on the schedule.

05

Property-first

Decisions get made in the interest of the property and the people who use it. If the right answer is smaller than what you asked for, we say so.

06

One team

One company, one point of contact, one accountable scope across all five disciplines. No coordinating three contractors who blame each other.

06

Process

From problem to plan.

Five steps, in the same order, every time. It is the reason our scopes hold and our schedules do too.

01

Request

Tell us what you are seeing. Symptoms are enough — we will translate them.

02

Assessment

We walk the property, run the system and identify cause, not just location.

03

Plan & scope

A written plan with priorities, line items, quantities and clear exclusions.

04

Build

Scheduled crews, protected site, daily cleanup, and one contact throughout.

05

Verify & maintain

We test the result, document it, and set the maintenance rhythm that protects it.

07

Backyard Drainage Redesign

Problem
Water stood across two-thirds of the rear lawn for days after every rain, with moisture reaching the patio slab and the base of the fence.
Assessment
The lot had almost no fall behind the house and four downspouts discharging straight into the low point. The turf was a symptom; the routing was the cause.
Solution
Regraded the rear yard for positive fall, tied all downspouts into a buried collection line, added two catch basins at the low corners and ran a gravel-wrapped French drain to a daylight outfall at the side yard.
Outcome
Surface water clears within hours instead of days, the patio edge stays dry and the fence line is no longer sitting in saturated soil.

Grapevine, TX Irrigation · Controls

Irrigation System Rebuild

Problem
Persistent dry striping across the front lawn and two beds that stayed waterlogged, despite run times that had been increased three separate times.
Assessment
Dynamic pressure dropped sharply on the two largest zones, which had been combined years earlier. Heads were spaced beyond their effective radius and mixed nozzle types were sharing a single zone.
Solution
Split the overloaded zones, re-spaced heads for head-to-head coverage, standardized nozzles by zone, converted the beds to drip and installed a smart controller with a rain sensor.
Outcome
Uniform coverage with shorter run times, no standing water in the beds, and a schedule that adjusts itself instead of being turned up again.

Questions

Straight answers.

Southlake, Grapevine, Keller, Colleyville, Westlake, Trophy Club, Flower Mound, Roanoke, Northlake, Fort Worth and Dallas, plus surrounding communities. If you are just outside that list, ask — we will tell you honestly whether we are the right fit.

Initial assessments for standard residential properties are complimentary and carry no obligation. Diagnostic work that requires system testing, excavation or elevation survey is quoted before we begin, and we tell you the number in advance.

Most assessments are scheduled within a few business days. Full Season members get a same-week response window, and active leaks or water intruding toward a structure are triaged ahead of routine work.

Because the visible symptom is rarely the cause. Replacing a broken head on a zone with a pressure problem produces another broken head. Diagnosing first is how we avoid selling you a repair that will not hold.

Yes, and most of our repair work is exactly that. We will document what is there, tell you what is worth keeping, and be direct if a partial rebuild is a better investment than repeated repairs.

It depends almost entirely on how far water has to travel and where it can legally be released. A single downspout tie-in and a full rear-yard regrade are different orders of magnitude. You get a line-item scope with quantities before you commit to anything.

It is worth it if you would rather find a failing valve during a scheduled inspection than during the first week of August. Membership also includes repair savings on the Full Season plan, which offsets a meaningful share of the annual cost the first time something needs attention.

Yes. Irrigation installation in Texas is licensed work, and we handle permitting, backflow prevention assemblies and required testing as part of the scope rather than leaving it to you.

Trenching disturbs turf — there is no honest way around it. We keep cuts narrow, stage excavated material on protection, restore the surface as we backfill and tell you in advance which areas will need time to knit back together.

Regularly. Multi-property and commercial work runs on documented scopes, scheduled service windows and a single point of contact across addresses. Ask for Sunday Commercial when you reach out.

We test the result with you present, document what was installed, and set the maintenance rhythm that protects it. You get an as-built record of the system rather than a receipt and a handshake.

Because that is the day a property is supposed to be enjoyed rather than worried about. Everything we build underground exists so the surface can be uneventful.

Next step

Your property is telling you something.

Pooling water. Dry zones. Broken heads. Washed-out soil. Leaning fences. Small problems around a property rarely stay small.
